Epoxy is a preparation job with a coating at the end
Every epoxy floor that peels, bubbles or flakes failed at the same place: the bond to the slab. Coating goes onto a profiled, clean, dry surface or it does not stay. That means mechanically opening the concrete, cleaning it out properly, and dealing with any oil that has soaked in over the years before a drop of product is mixed.
The rolled-on kit from the home center is not a cheaper version of this. It is a thinner product over a surface that was etched with acid instead of ground, and in a Florida garage it will typically start lifting where the tires sit.
Moisture is the Florida-specific problem
A slab on grade in Florida is sitting on damp ground, and moisture vapor moving up through the concrete will push a coating off from underneath no matter how well the surface was prepared. That is the failure people never see coming.
So a slab that reads as damp gets tested and treated for it before coating, or it does not get coated. We would rather have that conversation at the estimate than come back to a floor that lifted in sheets.
Where it makes sense
Garages are the most common. The floor stops producing dust, spills wipe up instead of soaking in, and the whole room reads finished. Shops and workshops get the same plus real chemical resistance. Commercial spaces get a surface that can be cleaned properly and holds up to traffic.
Broadcast flake systems hide imperfections and add grip, which matters on a floor that will get wet. Solid colors look sharper and show more. Both are fine choices; they are just different trade-offs and we will walk you through them.
