Concrete Slab Cracks in Florida: Causes and Prevention

Most concrete slab cracks in Gainesville come from our soil and heat. Here is what causes them, which ones matter, and how I pour to prevent them.

Almost every concrete slab cracks a little. The real question is whether the crack is cosmetic or whether it's telling you something moved underneath. Around Gainesville, most cracks I see come down to our soil, our heat, and how the slab was poured and finished in the first place.

Why does concrete crack in the first place?

Concrete shrinks as it cures. When the water in the mix leaves, the slab gets a little smaller, and that shrinkage has to go somewhere. If there's nowhere for it to relieve that stress, it shows up as a crack.

That's normal, and it's why we cut control joints into a slab. Those straight lines you see in a driveway or patio aren't decoration. They're weak points I put in on purpose so the slab cracks where I want it to, not in the middle of the surface where you'll stare at it.

The other big factor is what the slab is sitting on. If the base isn't compacted right, or if water gets under it and washes soil out, the concrete loses its support and drops. That's the kind of crack that actually matters.

What makes Florida slabs crack more than other places?

Two things stack up against us here in Alachua County: the soil and the weather.

A lot of ground around Gainesville is sandy, and sand moves. Add in our clay pockets, and you get soil that swells when it's wet and shrinks when it dries out. During a dry stretch the ground pulls back, and if the slab isn't supported evenly, it flexes and cracks. Then the rainy season hits and everything shifts again.

Heat is the other one. Pouring in the middle of a July afternoon means the surface can set up faster than the concrete below it, and that mismatch causes surface cracks. It's why I watch the weather and the time of day when I schedule a pour, and why proper curing matters so much here. You can't just pour it and walk away in this climate.

Then there are the roots. Older neighborhoods like Duckpond have big live oaks, and those roots will lift and crack a slab over time if the slab was poured too close to them without any thought.

Which cracks should I actually worry about?

Not all cracks are a problem. Here's how I sort them when I look at a slab:

  • Hairline cracks that are thin and follow no real pattern are usually just shrinkage. Cosmetic, and normal.
  • Cracks along a control joint mean the slab did exactly what it was supposed to. That's a good sign, not a bad one.
  • Wide cracks with a lip, where one side sits higher than the other, tell me the slab has moved or settled. That's a base or soil problem.
  • Spider-web or map cracking across a surface often points to a finishing or curing issue when the slab was poured.
  • Cracks that keep growing or open and close with the seasons are worth having me look at before they get worse.

If you can catch a fingernail on the edge of a crack or you see a height difference across it, that's the point to have someone come take a look.

How do you prevent slab cracks when you pour?

Prevention is all in the prep and the pour, and it's mostly work that happens before any concrete shows up. Here's the sequence I follow.

First, the base. I make sure the subgrade is graded and compacted so the slab has even support across the whole footprint. Uneven base is the number one reason a slab settles and cracks down the road.

Next, reinforcement and thickness matched to what the slab is going to carry. A walkway and a driveway that holds a truck are not the same slab, and treating them the same is how you get failures.

Then control joints, cut at the right spacing and depth for the size and shape of the pour. Get those right and the slab cracks on your terms.

Finally, curing. In our heat that means keeping the surface from drying out too fast so the top and bottom of the slab cure at a similar rate. This is the step people skip, and it's the one that saves you from surface cracking later.

Can a cracked slab be fixed, or does it need to be replaced?

It depends entirely on what caused the crack. That's the honest answer, and anybody who quotes you a fix over the phone without seeing it is guessing.

A stable hairline crack in an otherwise solid slab is often just a surface repair. But if the slab has settled, cracked all the way through, and lost its base support, patching the top does nothing. The movement will just come back. In that case you're looking at addressing the base and repouring the affected section.
